Refund Process & Deductions (Transparent Guide)

The Refundable Lease Amount is refunded as per agreement terms, subject to:


  • move-out inspection and condition report
     
  • dues clearance (utilities / association)
     
  • proper handover of the property and access items
     

Our process is designed to be clear and documented, so both sides have transparency.

Refund Process

Step 1: Move-out notice

Give move-out notice as per agreement (notice period and handover date).

Step 2: Joint inspection & condition report

A joint inspection is conducted and the move-out condition report is prepared (supported by photos/videos where needed).

Step 3: Clear all dues

Clear and share proof of paid dues for:


  • electricity
     
  • water / BWSSB (if applicable)
     
  • PNG / gas (if applicable)
     
  • internet (if applicable)
     
  • society/association maintenance dues (if any pending)

Step 4: Return access items

Return all items received at move-in, such as:


  • keys
     
  • remotes
     
  • access cards / fobs
     
  • mailbox keys (if any)

Step 5: Share refund details

Share forwarding address and bank details (if required).

Step 6: Refund processed

Refund is processed as per the timeline mentioned in the agreement, after completion of the above steps.

Possible Deductions (If Applicable)

Deductions (if any) are typically limited to:


  • unpaid utilities / association dues
     
  • damages beyond normal wear & tear
     
  • missing keys/remotes/access cards or replacement cost
     
  • cleaning/painting charges only if agreed in the contract
     
  • contractually defined penalties only if triggered (as per agreement)
     

Any deductions should match the agreement and be supported by inspection findings.

How to Reduce Deductions (Simple Tips)

  • Keep the home clean at move-out
     
  • Fix small issues before inspection (cheaper than deductions)
     
  • Keep all bill receipts ready
     
  • Return all access items received at move-in
     
  • Attend the joint inspection and sign the handover report
